Hi,I'm seeking advice from the community, especially from those with relevant experience.My mother owns several properties under her and my father's names (my father is now deceased).

My father managed a liquor store.

This year on paper I purchased a Short Sale property and have been rehabing it and my father and I have been both contributing about 50/50% on expenses and labor.

Both were grad students at ASU, one wanted to rent with three other grad students; the other was renting alone, with the lease co signed by her father, an MD who owned three emergency medical clinics in Michigan, and willing to pay in advance on a 9 month lease.

My father whom is a Real Estate Broker approached the family and told him that the property would have at least $20,000 of work and product put in the house within 20 days. 

I saw my grandfather and father use this strategy as I grew up and I just thought this was what people did in NY... didn't think too deeply about the benefits behind the strategy but I am glad I chose this path.What's your current strategy?

My husband's father is from Fayetteville, NC and we have friends in NC, so we have always been interested in NC if the right deal came up.  

My father has two rentals in Narragansett and though both were a little shaky in the spring they are booked SOLID for the next few mths.

I grew up around construction and my father owns a company.

Me, my father, and my sister are going 3 ways on a property in Cleveland that my sister is going to live in for 5+ years.
