If you have nice property for sale before the peak comes, you will either be selling for lower than you are probably expecting or worse it won't sell.

I always expect to get hit with a thing or two from the buyer in repairs or concession during the option period, if I am selling through a realtor.The only other issue I see with all this is you said that you would be doing all the repairs yourself.
