Once dried out, they replaced sheetrock and repainted, evaluated the wooden floors and were able to sand and restain them (and are happier with the new color), and of course fixed the pipe/furnace.  

The difference between factoring in vacancy or not doesn't matter.It's a coarse rule of thumb,  use as little inputs as possible: don't factor vacancy in (at this stage of deal evaluation) 

If you have cash to invest to be able to buy and fix up your potential profit if you buy right and rehab right is obviously going to be much great then your profit would be as a wholesaler. however to be a wholesaler allows you time to gain good experience in evaluating deals.  

Without licensing you can manage your own property or properties owned by a company that you are an employee.

good question. an evaluation by any investor just should be an honest one... meaning looking at all true cost involved.  

He was a 30-yr gov't employee and doesn't get it.  

I'm a numbers guy and had been looking at the properties around town and evaluating them.

I am not that far in yet...currently evaluating options still.

Inventory is super low in DC and hasn't seen such low inventory for a decade, demand is very high from constant influx of new employees/ families/students into DC metro.
