Because, house hacking is comparatively simple and beginner-friendly (and therefore has the highest likelihood of success), but strategies like BRRR'ing, flipping, wholesaling, out of state investing, etc. are far more complicated, and have a far higher chance of failure because they involve so many "moving pieces".I always use this analogy: would you tell a beginner skier who has zero experience to ski a double black diamond (the most advanced terrain) for their first run?

Do with it as you want:1 - PV = $555k2 - Loan = $355k3 - Equity = $200k4 - CF = $16,620/year5 - Years to CF equal Equity = 12 years (a long time to wait)6 - If sold, equity used as 20% DP = $1M (not the $555k it is now)7 - ...and that's almost twice the current PV, so the CF should also be pretty close to doubling.

Well, the market shifted so intensely and quickly with rates doubling from January 2022 to October 2022, it didn’t make sense to give up my 3.25% interest rate on the first mortgage in exchange for a primary residence jumbo loan, probably around 7.5%.
