small is always going to get in your way. we are looking at large tracts of land more than 10 acres right now and the national builders that we work with for land development and entitlement in miami florida and columbus ohio focus on much larger. they do the opposite of what you are talking about.

The only net result I can foresee is another extended prepayment penalty and more interest for conventus.
