it might be zone 5 acre minimum .. that extremely common in most states.for free simply walk into the planning department of the city county township ( whatever you call it there) give them the address of property and ask them for the current zoning.then have them point you to the code in the zoning book that delineates what can be done in that zone out right..

First off, let me say that I really don't have any expertise in this area, you'd really want to be calling the zoning department for that parcel and asking what the ramifications are, because it certainly could be a long-term issue.

Sheriff's deed without warranty means you own the house, but if there's any issue with the recording or liens that weren't found when they filed, it's on you, so do your homework.Once you buy it at the sale, you call the Sheriff's department and let them know you are posting a notice of eviction (3 day I believe).

Already tested before painting and every inch of the house is new paint as well inside and out.We test the well every spring and it's negative for coliform and everything else that is tested for by the health department.

good question. ...the LLC structure can provide you with the structure you are looking for and the ability to protect your personal assests. your state department of taxation and assessments website should have printable forms, directions and fee list. lastly, the llc structure can allow for you to have one business for ALL of your real estate endeavors or multiple llc's in order to separate the flipping from the rentals, thus insulating the revenues in case one falters.try searching "best business structure for real estate flipping"......this will lead you to many articles and once you digest them you will be more confident no matter what structure you pursue. .... hope this helps.

Talk to neighbors about a particular property.Speak to the Police Department about the property and the area.Gather information from the Building Department/Code Enforcement about violations and outstanding fines.Gather information from the water Department - Outstanding water bills - could be thousands.These are just a few ideas there are so many more.
