Do yourself a favor, join a LOCAL rental housing owners association.They have the forms you want at a cheap price and usually have attys to review/renew them.As a landlord, accurate paperwork is your best defense.

@James Hamling u are definitely right their a lot of red flags on this deal but explain a bit the property is in NY and the owner live in South Carolina I’m sure he hasn’t done any repairs in quite some time but I spoke with the tenants and none seemed like payers from the jump.
