I am in the Dallas/East Texas market, and am interested in getting involved in real estate as a long-term investment strategy. 

NEVER will it go down unless its downtown Dallas or Fort Worth which we are not in that state but it is a good example.

We are on the I-35 corridor right between Austin and Dallas.
