If they are hoarding, or leaving food out for roaches to feast on, or other serious issues, I would send a formal notice (assuming this is covered in the Rental Agreement) with a date for re-inspection.

that first year I can see this being huge comfort especially for those nervous nellies and since turn key by and large is many investors first foray into investment or rental properties.. that is a comfort for sure.I will be crossing you in the air I am going to mid west for a vendor run.Linda is a nice lady I hope she is doing great.. have fun.. you should come and speak sometime in Portland ( wait until July though for the nice weather) if you have not been its a fun city for a few days and a great food town.

Just putting the finishing touches on our custom home I designed/built so after that experience I'd be ready to build a building such as yours -- I always debate if Senior care is long term -- been in it 6 yrs now so far.After looking at your other construction photos -- of the 1st one it looked like you put PTACS in each resident room -- looks like you're too late to make changes to your 2nd one -- But if building new -- and wanting a high performance buildign with low energy costs (I'm guessing electric is about 5-6 in rank of cost after wages, food, loan payment.
