I am looking to renovate a few properties in Northern New Jersey and am looking for reasonable cabinets, countertops, appliances, etc.

-ask contractors/do research about making the carport a garage-tons of fences in the back yard "compartmentalizing" each area - knock some down, open up the yard-gas heater is only facing the living room - consider venting it to other side of wall (into hallway)...or maybe when roof gets done install central air and duct through the roof-drywall the rear (detached) laundry room...make it a living/storage space, build cabinets above the washer/dryer (to store laundry supplies) and put cabinets/shelves to advertise to tenants that there is laundry onsite. 

Never been a fan of white cabinets but totally a personal choice.  

We provide a lot of the finish materials, cabinets, tile, etc and only want to be charged labor for those items. 

This price includes new cabinets, counter-tops in kitchen and bath, stove, possibly fridge, paint throughout, new carpet and vinyl in side A(the vacant side).  

Are you keeping cabinets and repainting them or getting all new ones?

Sinks cabinets toilet everything is out.

@Ned Carey There aren't really any good comps in the area for a house this size and the rentals I do are high quality (granite, new cabinets, tiled bathrooms, hardwoods, modern finishes etc.)

Need to account for roof,appliances,hot water heater,hvac,painting,cabinets,etc.
