I don't think it signals that the long-term outlook is bad, but probably more likely that their net yields have peaked.I think the biggest danger would be trying to invest in the markets they are in - would be tough to compete against them.

I realize now that the contract I signed was my biggest mistake and even though I had provided a SOW on the initial walk through, I made the horrible rookie mistake of not having it signed/included in the contract.

It all depends on how much renovation you want to do, as labor is probably the second biggest cost outside of the big ticket items, but again.. all depends on how much work needs to be done.

The biggest gripe I have with the payment service they have integrated into their software, Forte, is that it is slow; it takes about 8 - 9 days before rent paid on the first of the month finally reaches my business checking account.Buildium is another PM software that automates rent collection, and it comes highly recommended by a number of other landlords at the REIA that I belong to.
