I just returned from Bham on an R&D trip with my team to familiarize ourselves a little more with the various neighborhoods before pulling any triggers.

I have poked around there a bit as my wife and I took a road trip from CA all the way to Tampa.

I think that is the "next level" people get tripped up --- a plain employee can't count time towards material participation... 

There are too many holding costs involved in real estate.Interest, insurance, real estate taxes, mowing, snow removal, electricity to name a few.I would also suggest taking a weekend / week long trip to the area that you want to invest in.

Getting your first rehab project will require you to create a SOW, talk to contractors, compare and review bid proposals, review budgets, & make countless trips to Home Depot.​You will inevitably make mistakes and underestimate things, but you will learn 90% of what you know by just doing your first rehab!

This is my script, "I need a sewer capped on a 8' deep trench, no trench walls installed, you must be confined space certified and need 1 more watch guy while you're in the trench, this is a quick 2 hour job with 2 guys with a trip at your supply house, i have a $500 budget and $90 in material, the address is 123 ABC Road.

It might not seem like a big deal and may even be a little exciting at first but it'll soon become a complete hassle - especially if it requires 3 or 4 trips to the same unit in order to collect. 

I personally do not know how you will make the unit rent ready and show without 2 trips or hiring someone to be your boots on the ground. 

I lent someone a bridge loan that was paid back within a week and made a couple hundred bucks for just making a trip to the bank.
