There was a period of time when my wife and I were young, had a child, not finished our education, and worked awful jobs just to be broke, so I have a faith in our ability to identify the right type of individuals, (those who are trying)   I also though about the possibility of foregoing the multiple houses and instead buying 1 house in old louisville near U of L with 3-4 units and targeting students.

OK did the private money charge rate and term.. or take on equity as in your partners in the deals // was it family friends.. or a hard money lender arms length.. these are the details that will really help the audience.. you can see by the responses when there is no context or detail.. people just assumed somehow U did all this with zero dollars..

U fill in their application they shop it to a number of banks and within an hour U have financing quotes.. now I found my local credit union to be the most cost effective.. no reason to pay cash when money is at 3% or less..

@Nicholas Gray @Nicole Marshall I can only speak from my experience, growing up in a real estate investor family with hands-on landlord type parents, I found myself interested in the building trades so I got a BS in CONSTRUCTION MANAGEMENT from U of Washington.My job was a project engineer (under the project manager and not a real engineer by your definition), and what we do is the coordination of large construction projects.
