The senior lender knows that they are at the top of the food chain and they'll have absolutely zero motivation to discount the note or waive accrued charges and penalties. 

@Pete SailhamerYou have the no smoking policy for the reason is better for every body so if i was you I would enforce it and ask them to smoke outside of the unit in the designated area.

Its up to you.I have watched the industry go from charging a convenience fee for paying online, to now more commonly charging the fee on the methods you don't want them paying and giving away the online payment option.Like everything else, establish your policy then stick to it.

What I learned was that basically PM is all about policies and procedures and definite structure.

After 1 experience I have a no friends and family rental policy unless they are dire need.

I have zero experience in construction and just keep on furthering my education to get at least the basics to become succesfull on REI.
