A currency play with a 10% yield...

The average deal yields about $20k in profit...some more...some less.

During SVB collapse bond yield crashing for two days, that's when I lock 5% interest rate for 10YARM.

Can you please explain to me how did you come to conclusion that property with 8% CAP rate will yield 8% Cash-On-Cash annual return?

Tough for the buyer to obtain workable borrowing terms and a seller that has made his return on the asset many times over and would have difficulty re-investing the capital safely in a higher yielding or more familiar asset. 

I’m currently parking my cash in a high yield MMA in anticipation for my next acquisition; however, I feel that inflation is rating it away.

2 years ago, $130k would have yielded more options;  you could have even gotten a small 5 points property for around 130k to 140k.

Buying in the $100-150k range, rehab costs 20-50% then yielding 30-50+% cash on cash.Is it unrealistic to have a goal of $50k net profit per quarter doing a couple flips per quarter?
