generally in Florida if there is a title defect the seller has an option to cure and has a period of time to do so- if he feels he cannot cure he can void the contract then the option swings to you- you have the right to cure and go forward and he has to sell to you or you can choose to void the contract- in this case you would void and get your deposit back.That is what I can come up with considering the limited information i have and because I have not seen the covenants in the contract.

I would NEVER be able to do this if it were a SFH.As someone else mentioned, with Multi-units you have one yard, one exterior wall, one roof, one tax bill, etc vs several individual properties to maintain.

If everythings the same I'd go for the 4 unit building. 1 roof, 1 foundation, 1 siding, 1 yard, 1 snow removal to maintain.

I would suggest hiring a professional hardwood floor refinisher or you could take a swing at it by renting a drum sander or U-sander from Home Depot.As for roofing it really depends.

I built up the grade around the perimeter of the house and the problem went away.If the water is flowing from the yard to the crawlspace then grade may be the issue.

In CT the landlord must:provide a clean apartment when the tenant moves in; clean common areas (hallways, stairs, yards, entryways); keep hallways and entryways lighted well; and, keep plumbing and heating systems working (both hot and cold running water).correctly repaired and safe stairways, porches, floors, ceilings and walls; good locks on the doors to the apartment; safe fire exits from the building; two electrical outlets in each room; viewing devices on doors that open onto a hallway (in some communities); extermination service if the apartment is infested with pests or rodents; and a smoke detector that is in working order.
