I have done contracts for as little as $10 with earnest money, however I usuallu use at least $1k for 2 reasons.1) The seller feels more comfortable with some risking a "1k" then $102) If wholesaling then I want the end buyer to make sure he is really buying and closing, so the $1k is a good number, anything lower and everyone will tie up your contract and may never closeIf you do not know the farm area then the free ways are zillowdotcom adn your local property appraisers web site, then will have a section or button for current sales.

Many Assessor web pages will, somewhere in the small print, include the disclaimer that assessed value is used only as a method of distributing the tax burden among property owners, and should not be used as a measure of fair market value.Any property poorly maintained over time will see an artificially high assessed value, as neighborhood sales of better maintained properties will drive up the assessed value.

The newest Yardi looked a bit behind in features they have been able to implement in comparison to a lot of the new web based management systems.There are some great features, but they do decide to simply implement a change that affects operations.Somehow removing the ability to see tenant contact info from a maintenance technician's role / work orders was their recent idea for an update.
