I have hit a wall trying to build a relatively simple math formula to assist in our fix and flip business.  

Or the first floor would have the same problem It sounds more like in the frame work, If it is a old balloon frame house the second story floor is usually just sitting on a 1x4 notched into the studs of the wall.

I'm thinking we see more of those come down the pipe, Wall St. money is coming into our industry.I'd have to check on the BK on those, should be fine as long as there's no foreclosures.  

We put down a super dark laminate in a rental with white walls and it looked very high-end without costing much.

There are no cracks in the walls and all the windows, doors, floors, etc. seem to all be level and close normally.

Either way a professional will most likely be able to solve the issue without tearing open walls.

What we do is get our contractor to tear apart the wall, remove and replace the damaged wood.
