I got my friend's building complete on time and on budget about a year ago, and then completed a couple tenant improvements for him.I thought I would have an advantage starting my own business up here because I felt the customer service, quality of work, and attention to safety of the contractor's here was below what I was used to.  

Of course the problem with that is finding an honest, quality partner.

Making it in wholesaling is totally dependent on the amount and quality of leads that you produce.Now, if you actually purchase a property then your first time home buyer status will go away.

Look closely at the quality of the '14 remodel.  

Podio cannot do that.Insightly also has a much better visual representation of a deal pipeline than Podio.But, Podio is much more adapable to REI even though the learning curve is steep.

If it's an old leak that is not ongoing then visually you might see old damage but it will be dry.

The ONLY flaw that I can visually see is that the first floor has some beautiful tile (not sure on the type... it's really thick tile and kind of like stone or slate?)

Build your reputation as a reliable quality contractor, then you will have the seed money for flips. 

They don't bother to find quality tenants or screen them as well as you probably would.
