You really,really need to educate yourself on the entire wholesale process before you get other people involved with you.I would strongly recommend you sell your lead to an experienced wholesaler in exchange for a 10% percent finders fee and more importantly,an education.Make them bring you to the negotiations and demonstrate how to professionally conduct business and with the right tools to get the job done.

In the meantime I would like to try to use all of the free marketing tools that I can. 

I have my license 1.5 yrs now.The license is a tool, it is not a magic pill that will make you an investor.  

It was in the middle of a rehab and I had a lot of tools, compressors etc in the home.

Consider also that BP is a good tool for introverts.
