Things to consider, 1. it costs money to tear down a house2. it costs money to run utilities to a house3. it usually takes permits to do both and the length of time can vary by locality4. teardown sellers often think the property is worth more than it is because it used to be more valuable, while vacant lot sellers know exactly what they are selling
