I did my market analysis before purchasing the home, and determined that similar homes are going for around that price in this immediate area, The problem is that there aren't really any 4 bedrooms 2.5 baths in this area, so I feel like I have something more unique.

Don't get carried away with the low LTV, but that is good to ensure you could get your money back.Going through a broker does not relieve you of the responsibilities as a lender since the lender will be funding at the table, even if the loan is closed in the broker's name and the investor buys it immediately, they are the lender.Could this be a great loan?
