HELOCs are all over the place, as they aren't regulated the same as traditional mortgages. 

What should I do with the money I am earning right now in internships if I plan to begin investing in real estate as soon as possible after graduation (whether that's house hacking or traditional rental)?

At the very least you should have a discussion with your lender and have them pre-qualify you if you are planning on getting traditional financing.

Our market is great and compared to other large coastal towns traditionally good value.  

My partner is self-employed, so has a K-1, not a W-2, so a traditional mortgage will not work.

@Ben Flaskrud I’m not saying it will work in every market, but spent 2 hours a couple months ago comparing these high prices accompanied with low interest rates, to lower priced homes with more traditional interest rates.

working as a server in a restaurant has never been about being a career choice. it is just a stepping stone. however, some waiters make plenty of money because of tips. an individual is the person who decides on their destiny. you chose if you will be a dishwasher for the rest of your life or if you will move onto to something else. we cannot save everyone because they make bad choices. choices have consequences.

No it's financed with a traditional mortgage.
