It was tough in this crazy market to find anything under 250k now without going through bidding wars, multiple offers, cash offers, etc.

Low rates, extreme labor shortage, materials cost...personally, I am a holder.

As a single family home both would be tough to sell/rent, I know that much.  

The house itself may be more expensive to build as you're buying/building a one off house and that almost always costs more..than buying from a production builder who may build 1000s of the same floorplan and has purchasing power with suppliers to buy materials for 1000s of houses.  

A house built in 1940 wasn't made from the same materials and techniques as a house built last year.

Tough to do at first, but you'll start building an understanding of the market and it will get easier.

Eviction process is easier for non-renewal squatter.. but it's still going to be a long, tough road ahead:Eviction moratorium is not over, and it still might be extended (again)Courts aren't taking on evictions in my county in Bay area at all, when the moratorium is over and they do start taking them, there's going to be a huge backlog of people wanting to evict.I would reinforce you're not renewing their leases (make sure you don't accept their money during the next term), and let them know you plan to evict if they plan to stay there.

Hey @Jose Grimaldo, this is a tough decision and one that you need to make based on what is best for you. 

It's a tough job to manage a property well which is why I outsource all my property management.

This is a tough sellers market right now.
