If it’s a horrible performing rental you give the government $30k and buy a better rental and choose better next time.

Based on performance of these two properties, we may look to add more in this area in the very near future.

The facility has performed well so far I appreciate the response! 

The third unit will have it's on separate unit so only the first and second unit would be using them.

Side note: we are currently looking to purchase our third and are looking into hard money lending because the properties out here are so high priced!

In the mean time, I wanted to see if any investors were looking for a third party to walk through their rehabs to verify that all work had been done as agreed upon.

In California, most building departments allow general contractors to obtain electrical permits when we are performing 3 trades on a job site and I do a lot of electrical work that passes inspections.Since I am not a licensed electrician I cannot argue with someone who is licensed because I am very confused if someone is saying that when using Romex an electrician has to attach the ground wire to both the metal box and the GFI, or a regular wall receptacle.

Here's how it works:  if the property doesn't appraise for at least the contract price, the buyer can cancel with the return of escrow as long as it's provided in the contract and you have performed.
