If I owned single family (I don't) I'd consider dogs.If you think someone might be a smoker instead of asking if they smoke ask them how many cigarettes they smoke a day (picked that one up on the forum).Check their social media - if you see photos of a dog or cat that's significant (could be a parents' pet so use your best judgement) or photos of them smoking and you'll have your answer.

I like the idea of putting the 1200 aside to go towards the next purchase but you need an approximate target saved to make the next purchase.
