The great thing about Real Estate Investing is that its not a "One Size Fits All" situation.

There is a comp next door of similar size without a garage that just rented for $1700.

So have it replaced with an inexpensive fridge (or two) that are about the same size etc.

Basically you should figure to replace all of the mechanical electrical plumbing lot of places are laughing plaster with no insulation true 2x4 construction which is nominal sizing.

We have 10 listings here on the island and have built the systems to run a portfolio of this size at a very high level.

Lenders may have different credit score minimums and some may allow for more credit issues than others but I am not sure of any lenders that will not look at credit (especially on small to medium size deals and new investors)

Due to the size of this deal, I did not use an agent, although the wholesaler was also a licensed real estate agent.

Correct me if I'm off here but sounds like a better plan of action would be to bring my equity to the table to buy a turnkey property with some decent cash flow?

The only thing the contractor brings to the table is funding the rehab costs?
