I do STR to refinery contractors (welders, pipefitters, boilermakers, electricians, etc) working short term jobs at a local refinery.  22 houses with 82 beds.Find out who is staying at local hotels/motels on a weekly basis. 

Look at the sink in any hotel bathroom.

Hotels, casinos, shopping malls, gas stations etc.

More cash outlay on airfare and hotels for market visits.My goal is to own 15-20 single-family homes priced between $130-200k (70-100% of median home value in their markets) and renting for 0.8-1%, by 2025.

Im getting started in real estate investing/ flipping I am currently a pipeline welder looking into a new field/ lifestyle I’m 23 years old and have 30 thousand in savings with no home mortgage and no debt as I work on the road and my company pays for my hotels or extended stays I have 2 different home bases one in Chicago another in Cincinnati.

I've worked on a historic hotel restoration in the past that used state tax credits from Louisiana.

Obviously there's a grass roots component here (along with the hotel lobbyist's obviously).I say this, in this tread specifically, not to play chicken little but to make potential short term rental investors in the Tucson, Phoenix, Scottsdale, Flagstaff and other communities aware of the fact that Arizona will not always be the "Airbnb Wild West" and to be prepared for the eventuality of STR regulations being imposed here, as is happening all over the country.Now, most of the regulations that I've seen that have been imposed have a grandfather component so getting in ahead of the "smack down" could stand to secure the value of your rental, but this has not always been the case, some places simply shut it down (Which I don't think AZ would do, if anything they'll just impose a permitting requirement as it shows good faith to the lobbyist's AND increases tax income).Also, government regulation isn't ALL bad, as it slows the influx of competition in an area, helping to keep prices from bottoming out.I say all that to say this.

VR's are much more work than a standard rental, they are mini-hotels when you think about it and like any hotel you have operational headaches that are going to go along with it that don't apply to standard rentals. 

I already have a tenant complaining about this and telling me they are going to stay at a hotel and make me prorate the rent, can they do this?

@Chris SheltonIf they are really good tenants, what about moving them into an extended stay hotel for a week?
