@Alejandro Obando I don’t know if the taxes in NJ go based strictly on the sales price but in NH we can file an abatement to try to get them reduced.

So we may all think this is past us for good now.You sound like a knowledgeable person, so no doubt you are fully aware of the 5 strict criteria a tenant must attest to in a sworn statement to qualify for the moratorium's protection. 

@Brendan Mitchum The communities I have reached out to are in the greater Rehoboth Beach, DE area and are strictly for mobile homes. 

You can have a lot more speakers and no limits on people that can be in a virtual room listening.There are no strict time constraints either.

This was strictly a wholesale deal.

@Julian Broyles there shouldn’t be that big of a gap in rents strictly due to SFH or Apartment, it’s likely due to a difference it SF, amenities, or condition of the home.

Each approach may seem odd from "the other side" but somehow that turns into a strict labelling and generalization rather than trying to find parts that might also be a good fit.- The FIRE crowd (generally) seems so preoccupied with the stock market and hitting a single "number" that they can't possibly consider diversifying into real estate or the fact that some passive monthly income (through rent) now could shave a decade or more off how long they have to work that job they hate - but are apparently willing to keep trudging away at it anyway.
