It is on a street that has a park at the end of it selling for $525k.  

Your best bet is to team up with somebody who knows the areas street by street and can really give you the feedback you need to invest wisely.Best of luck!!

There also both one street away from each other and my sister and brother live less than 2 miles away.

On the other hand, if the house is about to fall into the street or something, they may not let you do this.If you don't already have some, see if the property manager or the city can send you some photos of the damaged building. 

The home is appraised for 120k ish and not exactly in a great area but across the street from a elementary school in a decent to good school district.

First of all I think it is a stellar deal, second it fits a lot of my criteria that I will be looking for in rentals( 4b/2b, across street from elementary, etc.)

It doesn't matter if the market is hot or if there is blood flowing in the streets or what happens next, if you let the numbers be your guide you will tend to make rational investment decisions with profitable exits.People need a place to live, even when the SHTF.

Give nearest cross streets so people have an idea of where it is located, but only provide the address after you have vetted the potential tenant.
