It has only happened once, and through amazing luck, they turned out to be the nicest drug dealers ever and helped pay to remediate the special venting they had constructed through my roof without permission.

hi mark, i was thinking of just flipping it. its a small 2 bedroom which would not bring in much for a rental i think, and rental is not really my game. it is in an area that i know is currently in a revitalization effort by the city. the director of development has told me that they are putting in a mini mall with a major grochery chain store involved. also, they have already started to put in 48 new houses in the immediate area as part of that revitalization effort too. admittedly, this house is in an area that has deteriorated over the last 20 years, it does have a multi unit " projects" housing very close by and has gone from largely black area to more arab residents. the street that this house sits on has about 10 new habitat for humanity houses already built and inhabited also. its an area that is up and coming, but is only in process. if i get it, i will let you know, mark

In fact, buying only 3 or 4 houses on a particular street can change that entire street around.At what point do you become a slum lord though?

:)While many of them are gone now, I still remember how back in 2008-2009 (and even up until a few months ago), many here were predicting record bank closures, riots in the streets, runs on food and ammo, DOW going to 0, etc.And they were telling those of us who didn't buy into it that WE were crazy...I'm not saying that the underlying problems with the economy are fixed (they're not) or that things won't get worse in the future (they may), but many people just have a hard time seeing the big picture and imagining a future that is different than the present...

Currently there is a house across the street from me that was a foreclosure that is for sale for $10,000 it is an older 3 bedroom home that two years ago would have probably sold for $50,000 the area I am in has one duplex and two single family homes that are rented all most constantly.
