Pro tip: make sure the rehab budget is non-dutch, meaning you are not paying interest on the rehab budget until you begin to use it.

@JD BarreraI agree with @Christopher Gilbert statement about removing ceiling fans in rentals.

If you have a 3 bedroom and you live in 1 maybe only have one roommate would cover enough of your payment that makes you comfortable. 

I then used most of these proceeds to upgrade the properties and make them more valuable.Now I’m looking to sell off my assets and reinvest the money in Florida utilizing 1031 exchanges. 

All we can do at that point is make it as easy as possible for them so that they can move on.

Just as landlords often have a make each other happy clause, I'd say here's your money go away, come back when you know what a contract is.
