I started off in 2009 spending 3K on 5 liens and I got burned on two of them and lost most of my money.

Time on market is generally not on your side as a seller, buyers know that and offers will generally start to come in lower.

what are your thoughts/experience with turnkey for starting

As you know LLC protection is at state level so really it was wrong to start with. 

When I first started I gave up a lot of profit to get the money to close these deals (up to 50%).

If you can find anything comparable that has sold in the area as well as if there's anything similar on the market, that may be a good start.

I have multi-family (600+ units) experience with start up for submetering water/sewage/trash via Conservice, electricity was always required to be in tenants name (with revert to owner and bill back in the event of a default in payment).
