On top of all this there is a problem with the "50% Rule" for expenses, since the BP calculator and others use this rule discounting from GSI, while others still, who are well-known and respected on the forums and elsewhere, discount from EGI (ie after economic vacancy is already deducted).

You should find out from your local building department if they will accept what is known as standard construction plans or if you will be required to have them produced by a licensed architect and licensed structural engineer.Usually if your city will approve your proposal the electrical and gas meters will be installed , after your inspections have been approved.

They both lack a real living room and that would be tough to get top of market 2 bed rents for, but $550 is pretty standard for 1 bed units in that area so if you market to that tenant base you shouldn't have a problem renting out.
