Treat this activity like you would any marketing activity and track the results but we have had great results.

.#3 is fairly passive if you have a good turnkey company, good location and a good PM.Of course #4 is all you although you could partner up with someone else.So it comes down to your goals, the level of passive vs active investor that you want to be, your resources(Time , Money, Experience).Your choices will depend on your goals.

This specific disclosure is likely the reason why any of my three investigations for unlicensed broker activity ever proceeded to a fine, or a charge (I've been investigated for it in Colorado, Washington, and Oregon).From there, you as a buyer are looking for another buyer that you would like to assign your option to.

Any business related expense that is allowed for a rental activity operating within an LLC is also allowed for the individual who owns and operates the rentals in his/her own name.
