Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

What I didn't mention is that she became a real estate agent last year to get an "insider" view of the factors going into real estate transactions, including the sometimes unforgiving taxes.

The asset manager and listing agent will certainly remember you  as someone who doesn't follow through and your offers will be worthless to them.

Also, be careful with advice from real estate agents locally as some of them, not all, just want to sell.

I loved every minute of being a real estate agent my final year or two of college, even though I didn't sell much at all, I learned what a good deal looks like.
