A good place to start with your agent,  would be how your two's relationship fits in to the banks arms length agreement you will be required to sign at closing.

It's easy to get finished material prices (ie flooring, light fixtures, kitchen cabinets/tops, etch) but the labor part - if getting 3 bids and choosing the mid-level because it "fits" into the budget - how does one know what that budget should be.

I have contacts in the OBX that are currently looking to do deals like that, and I'd be happy to see if it'd be a good fit! 

Talk to the brokers in your area, share your goals and pick the one that would be the best fit.
