This is our first time doing an FHA 203K we are not doing any updates to the kitchen nor the bathroom just making sure the house is functioning running new electrical wire, repairing plumbing, back stairs, doors, few windows, painting, roofs, garage doors, finishing wood floors, and cleaning.

The few that do might have requirements as such:- owner would need to have lived in the unit for 2 years first- owner only allowed to rent out unit for 1 year, then must come back to live in the unitDon't forget to allot money for maintenance/repairs inside your unit (broken dishwasher, refinish floors, stuff that will inevitably come up, etc.), so $415 is probably a bit inflated.

First floor, who is the root of the problem, has not paid us the money she was supposed to have paid us by March 1st for the oil that was in the tank when she moved in, but I don't think that can be counted as non-payment of rent for the purposes of eviction.

The duplex is high end 3br 2.5ba with garage and extra land for possibly building more units (The lot is 100'x250'). 2 floors with a garage and balcony patio for each unit.

He was told by his accountant 2nd floor space is cheaper then first floor space so the 4 and change he gets downstairs he would not be able to get.
