@Ihe O. as this could hopefully serve as a learning opportunity for other landlords, outside of ensuring that a PM has insurance that would cover the landlord in a case like this is there anything the landlord might be able to do to defend their stance that a PM was not operating as per their instructions thereby indemnifying them of blame?

Term leases serve no purpose beyond allowing your tennat full control over your property.

It will work either as business or personal-you just need some kind of presence on the site to post.

On the other hand a really nice web site is not any guarantee of a truly trustworthy & reliable company.

Can't see to find one online, and my listing broker doesn't seem to have on on their site either despite having other forms.

Hello, my realtor found a tenant for me who appeared to have high income and great  references. come to find out that all are falsified. she stated she worked for a government agency and that was false, reason I know is I found her on facebook and she is self employed - WITH BAD REVIEWS AND ONE OF THEM WANTS TO SERVE HER - YIKES,  I can also see who she used as references, which are her FACEBOOK FRIENDS -NOT HER EMPLOYER. 

Now because we (on this site) invest in real estate we think we can do better than the Dow returns.
