Short term Perdiem is much more in that same location it’s 95 a day and they offer rooms for that also.

But, because of so much competition, those gains were short-lived, and impossible to replicate. 

I’ve been talking to a few local banks and it’s a mixed bag of responses: in general, they’ve offered very short (5 to 10 year) term loans for higher rates.

The school is reaching out to students overseas to fill the gap.Student rentals/rooms are going to be a lot harder to work with in the short-term.

There are places like Indianapolis and Milwaukee with $50k duplexes that rent for $600/side.If your property isn't losing money and you want to keep it, I'd try to find a way to increase your rent (renovations, etc) or cut your costs (change insurance, refi, etc).As far as amortization, my feeling is that you either want no loan, a very short loan (so you will own it free and clear soon), or a very long loan (so you can cash-flow better).

Plan is to rent 2 unfurnished/6 mo leases + 2 furnished short term/AirBNB.My house just closed last week and now I'm in the process of fixing it up cosmetically (drywalling over old 50's ceiling tile, ripping up old carpet + refinishing the hardwood underneath, painting, new floors everywhere that doesn't have hardwood).
