For a couple of things, including the garbage disposal and the storage shed that was in the back yard, that clause also says that I may not replace it at all.Check with a lawyer on this, because it may not work in all states, but: I put in a clause that says the tenants waive their right to a jury trial.

The inspection period or financing period where you should be able to walk and get your earnest money back if something is wrong with the property or you discover the seller is cooking the books doesn't really hold any weight anymore.

I sent the tenants notice that due to structural and safety concerns, the shed was going to be cleaned out, then locked by landlord, and they should remove any items they wish to keep to avoid being discarded.

It wasn't really legally binding, but it did give a little bit more weight and commitment to the process of  "Cash for Keys" and prevented them from bothering me after they left.

I had texted my tenant a week or so ago asking when she was going to be able to pay her April and May rent since shed told me that she would be paying it weeks ago.
