Have hit that goal 6 out of the 7 years (only missed it by one a couple years ago).Have some offers in now even though I don't technically have a financing spot for any more right now.Slow and steady wins the race.

I am currently in the process of building a team and working with agents to fully understand my local market and 'hot spots' in my area.With the resources (credit, cash, income to debt ratio) i have, I plan to start with a property to occupy and renovate for the mandatory time some programs state to classify as owner occupied, then depending on the market rent or sell in hopes to gain the capital I need to really start my investing career.

and I'd rather look at mutltiplying my efforts and using my system over and over again in additional markets without tying up my own funds.By doing most of the work-- I mean putting everything together--including the selection and purchasing of the properties, working with licensed contractors, overseeing repairs and the house inspections, getting the properties under management, etc.No, I don't have a contractor's or real estate license as I job that work out.
