Brian in addition to what @Rick S. mentioned, I would also have the seller have the tenants sign a statement - which you will provide - that they understand they must move out within 30 days after closing (which will actually be longer for them considering it seems like your just in the beginning stages of purchasing) and then assign a dollar amount for each day the tenants much pay for each day they go over 30 days - think incrementally, to give them an incentive to move out.

To me it seems a bit high for the area, but you might know something I don't. 

I will definitely look into it, as it seems like a good way network and find more guidance.

Met a few nice folks networking there, but a lot of the info being put out there seemed very hack so I felt bad for most of the attendees if it was their only/first exposure to r/e investing.  

I am a beginner investor in Paris area, France and altough it seems like France isn't the easiest country to start investing, I'm going to give it a go and see if I can make this work.Thanks for having me !

@Charles Biter wholesaling seems to have a lot of waisted time because there are so few deals out there to wholesale, would you be able to give me a short break down on how you wholesale?

Since it seems like you are not quite in the area yet I would suggest following the Pittsburgh forum and setting up keywords for areas you are interested in.

I have sold listings that I know to be bad investments to people whose realtors seem to be clueless and lead their clients right into bad deals (on multi family type properties).

But since you asked specifically about performing notes, this doesn't seem to apply.I think you'll need to clarify what you are looking for to get appropriate answers.
