If you do end up being able to work something out make sure you don't give them anything until they're out then change the locks and set up security cameras.

It may be worth getting set up but then investing some of those profits in another market or asset class for some security.

@Eric BarriosAlways get an estoppel signed by the prior owner an all tenants regarding lease agreement specifics, security deposit held and amount paid or outstanding.There are countless stories of new owner finding out from tenants after the fact a different stories than what was told by the prior owner before the sale.
