The interest is usually slightly higher and credit score should be 700 or better.Since the bank isn't going to sell the loan to Fannie Mae, they are a little more flexible in what they can do for a borrower.There really are no downsides to the loans.

Keep in mind that the current version of the House Ways and Means Mark-up includes an increase in capital gain taxes from 20% to 25% depending upon your tax bracket.  

I do not meet the requirements right now for an FHA loan, but from what I heard about the DSCR loan they don't look at your income, or credit score, instead they look at how much rent you will be making monthly.

Rates will vary between lenders as will other stipulations like credit score requirements, collateral, down payment and prepayment penalties.

Many lenders have become more conservative and as a result have done things like temporarily suspending their cash out refinance programs, increasing minimum credit score & lending requirements etc.

I’ve gotten very serious about going the entrepreneurial (rental properties and a trucking company) route and i know a 700+ credit score would speed up the process.

I found a few versions on Amazon.

Also, if credit score is low always take 2 months deposit which will help if tenant stops payments and leaves some time to evict them.
