You can always talk to a contractor ahead of time to see if they have time and then proceed with the offer adding in the condition of a quote on repair estimates by your contractor (And the usual inspection and financing).

I sounds like you have a good plan in place already and should proceed that way if you can. yes, you can go ahead and bring the loan current and yes, you can take over the property subject to but again, you could trigger the due on sale.
