I would be eternally grateful for any recommendations from the BP community in the Las Vegas area for such contractors.I'm looking for all trades and GC's although we will normally GC our own projects.

I'm looking for any references for a potentially full rewire, full re-plumbing, roofing, foundation, drywall, carpenters and painters.

During the rehab, we replaced all floors with laminate, new roof, new appliances, new bathroom vanities, and we pulled up the landscaping.  

Depending how extensive the fire was, it will probably need all the major stuff like wiring, plumbing above the slab, a/c, flooring, some framing, roof, sheetrock, etc.

Depending on the unit you live in, anywhere from 5-10k a year less than you’re projecting. 

However, one thing I would add is that, when vetting a Sponsor/deal, their acknowledgement and analysis of a "bad" situation is certainly welcome.For example, a sensitivity analysis that supports say a 2-3% return even if occupancy and rents don't come anywhere near projections, is still relatively attractive given potential returns on other investment vehicles.If a Sponsor you're considering is all rainbows and sunshine, I would take that as a red flag and move on.

Not a lot to spend for some peace of mind on a project.

Project cost will probably be in the $25,000 to $50,000 range.

Also, I am not sure if this is a good idea - Would I be buying too soon, only being a year into real estate investing, and still working on projects for renovations at the first house / my home?

Current owner purchased in 2003 and made several upgrades to the property with roof and siding replaced in 2006. 8 one bedrooms and 8 two bedrooms.
