You will save interest starting the 1st of the next month as the payment gets recalcuated at that time but the interest for the rest of the days during this current month has already been calculated (no additional savings to pay extra).The way the 30 year fixed drags out the amortization over 360 periods/ 30 years allows slow pay down and higher total interest cost.

With that $150k, you could use 75k as down payment on two properties, and finance the rest of their purchase, or split it up (125k for one, 25k for the other).
