I'm based in Chattanooga, which I chose when I moved to TN last year because it's a mid-size town with a low cost of living, plenty of activities, natural beauty and outdoor recreation, and great real estate investing opportunities! 

Any decent size city has some areas that are nicer than others so of course Pensacola has some areas that are run down but it also has some really great areas, a lot of natural beauty, some charming historical areas, proximity to two beautiful beaches and a lot more to offer.
