Not every investor is in a place to do this, but I think that if more investors put themselves in the shoes of tenants who are often living paycheck to paycheck, and decided to be impractically generous them when they can afford to be, the world would be a better place.

@Pratap Singh As long as you do not have REP status AND you materially participate in the real estate business, you can deduct up to $25,000 in passive losses against your W2 income.

I've been down the leverage road since an amortization table was in a book, yeah like a paper book.I can put receivables in a shoe box until there is enough in there to buy another shack because I don't even want a newer car or boat.

I can be in the seller's shoes or the buyer's shoes in the example above, allowing a tenant buyer or an installment buyer to do work (something to think very hard and long about, BTW, but I have done deals with contractor/construction types).

House hack then move out to repeat.2. move to PA to HH a 2 unit, rent out one unit as an Airbnb3. buy a new townhome and Airbnb the rooms to help pay for the house4. try a move to NC and buy a single fam. add value by adding an adu and renting out rooms on Airbnb to help pay for the house.what would your move be if you were in my shoes?
